- Cancellation Policy
- In the event of cancellation by Tenant, Tenant will get back: 1. 70% of the advance rent paid, if cancellation is made over 120 days before tenancy start date; 2. 50% of the total rent paid, if cancellation is made 119 - 90 days before tenancy start date; 3. 0% of the total rent paid, if cancellation is made less than 90 days before tenancy start date, even if this agreement was signed less than 90 days before tenancy start date. The parties expressly agree that the non-payment of the balance within the term of 90 days from the beginning of the rental relationship, is equivalent to notice of withdrawal/cancellation of the rental agreement by the Tenant, who also authorises the Landlord, as of now, to retain the amount received as a deposit/down payment, as a penalty. Tenant will pay a damage deposit of 30% of the rental price to protect Landlord against any damages to and/or loss of items from the property, the chalet and/or furniture and/or against any additional costs. Tenant will pay the said damage deposit by credit card or by bank transfer 2 weeks before tenancy start date. The damage deposit will be returned to Tenant in whole or in part at Tenant’s departure after a pre-move out inspection. It is forbidden for the tenant to move the furniture furnishing the premises of the Chalet without the prior consent of the Landlord. In any case, at the end of the rental period, they must be restored to their original location. If due to Tenant’s fault a pre-move out inspection cannot be carried out when the Chalet is returned to Landlord, an inspection will be still carried out by Landlord, who will still be authorized to deduct from the damage deposit any sum Landlord considers sufficient at Landlord’s sole discretion to cover any damages caused to the property; in that case, the damage deposit will be returned to Tenant in whole or in part no later than 4 days after the chalet is returned to Landlord. Tenant will be liable for any damages exceeding the damage deposit as well. Given the uncertainty deriving from the COVID-19 pandemic, for the purposes of this contract it is considered just cause for cancellation of the booking, with consequent right to the full refund of the amount already paid as a deposit, advance and / or balance of the price, the supervening restriction of the freedom of movement of persons (total lockdown) ordered by national or Veneto region measures, relating to measures to contain the COVID-19 virus pandemic and such as to objectively prevent the Customer from reaching the property for start of the booked period.

- Codice ISTAT: C0250300033 | Licenza: SUPRO/0105882 Check-in is after 4 p.m. and check-out is no later than 10 a.m. Tenant must notify Landlord of any delays or changes no later than 48 hours after the date of arrival/tenancy start date. No refunds will be given for late arrivals or early departures caused by travel problems and/or force majeure. When checking in, Tenant will be required to sign a contents inventory of the property – a list of the most significant furniture and appliances in the Chalet - as well as a photo album of the Chalet, after a pre-move in inspection carried out with staff member(s) of this Host. Tenant must pay the total rent upon signing this agreement if the agreed tenancy term is due to start within 90 days after this agreement is signed by Tenant. On the other hand, if Tenant signs this agreement over 90 days before the agreed tenancy start date, Tenant must pay a 30% advance rent upon signing this agreement and the rental balance 90 days before the agreed tenancy start date. The agreed rent includes the use and enjoyment, for the entire duration of the stay, of the chalet’s rooms and following services: daily cleaning of the house, linen changing upon request, free access to the wellness area (swimming pool, whirlpool, Turkish bath, sauna, and emotional shower), first lighting of stoves and fireplaces, screening room, Wi-Fi, spring water. Any other services are paid services not included in the rent. Children under 12 are not allowed in the swimming pool and whirlpool unless under the direct supervision of an adult; Tenant and Tenant’s occupants will indemnify and keep harmless this Host from any liability whatsoever for any harm and/or any damages resulting from the use of the swimming pool, whirlpool, Turkish bath, sauna, and emotional shower. Smoking is forbidden inside the chalet. Any violation of this rule may result in early termination of this vacation rental agreement for cause and will not entitle Tenant to any refund whatsoever; in fact, Tenant will be liable for any costs relating to cleaning and treatment of wooden surfaces and upholstery in the damaged areas. Pets must not be allowed to run at large in the chalet’s surrounding area, which is the natural habitat of wild animals such as deer, roe deer, foxes, hares etc. Pets are not allowed in the common areas of the complex (wellness area, kitchen, sitting room and screening room). The Host accepts no liability whatsoever for any damages suffered or caused by any pets owned by Tenant or Tenant’s occupants; Tenant will be fully liable for any such damages. The Host shall not be held liable for any direct and/or indirect damages suffered by Tenant and/or Tenant’s occupants as a result of accidents, injuries and/or damages of any kind and/or as a result of any action or omission by other tenants and/or third parties. The Host reserves the right to carry out rental inspections at any time, providing a reason for such inspections, in order to ensure that the property is well maintained and that all appliances are working properly. The parties mutually acknowledge that any matters not specifically regulated hereunder will be exclusively governed by the Italian Civil Code and by the regional law in force concerning vacation rentals. Landlord and Tenant authorize each other to disclose their personal data to third parties in order to comply with legal obligations relating to this rental. If this agreement is recorded, tax duty and recording fees will be shared equally (50% each) between the Landlord and Tenant. Landlord will be in charge of recording the agreement and will give notice to Tenant, who will reimburse Landlord for Tenant’s share of such costs.
