Capacity and Guests

• Maximum occupancy: 12 guests

Check-in and Check-out

• Check-in: 3:00 PM – 7:00 PM Check-out: before 9:30 AM
• Final billing may be completed the day before departure.

Identification

• Valid identification (passport) is required upon arrival.

Security Deposit

• €500 deposit due at check-in (cash only).
• Refunded at check-out unless damages or extra charges apply.

Breakfast Service

• One complimentary breakfast is offered on the morning after arrival.
• Additional breakfast service is available upon request at €15–20 per person.

Additional Costs

• Heating: €550 per stay (not included).
• Electricity: Usage exceeding 300 KWh charged at €1.00 per KWh.
• Private dinner in villa: €40–60 per person (wine not included)
• Food and drinks must be prepaid in cash.
• Meals: Must be ordered and prepaid at least 12 hours in advance through the manager.
• Lunch: 12:00 PM – 2:00 PM – Dinner: 7:00 PM – 9:00 PM
• Tourism tax: €1.00 per person per day (up to 6 nights). Children under 14 exempts.

Account Settlement

• Accounts must be settled at the end of each week.

Meter Reading

• Electricity usage exceeding 300 KWh will be charged at €1.00 per KWh.

Cleaning and Linen

• Bedrooms cleaned six days a week, 9:00 AM – 12:00 PM (included).
• Linen change: weekly every Saturday
• Extra linen change: €12/person/use
• Additional towels: €10/person/use

Swimming Pool

• Available mid-April to mid-October, weather permitting.
• Use at guests’ own risk; no supervision provided.

Cancellation Policy

• 30% deposit is non-refundable.
• Cancellations 60–31 days before arrival: 50% penalty of total price.
• Cancellations within 30 days of arrival: 100% penalty of total price.

Owner’s Liability

• Owner & staff accept no responsibility for personal injuries on the property, including pool use.
• Pool is unsupervised — use at own risk.
• Owner is not responsible for loss/damage of personal belongings. Safes are provided in each bedroom.
• Keep all doors & windows closed at night or when away.
• For medical emergencies: call 118 immediately and inform staff.
• Please use water & electricity responsibly.
